About Dan Rochon’s Top Short Sale Services
Alexandria Virginia, Arlington Virginia, Northern Virginia, Maryland and Washington DC Short Sales
When a homeowner owes more on a property than it is currently worth, he or she may wish to consider a Short Sale. If the homeowner can demonstrate a valid financial hardship which prevents him or her from paying their mortgage and if they owe more than the property is worth, Short Sale may be your alternative to a foreclosure.
What is a Short Sale?
A short sale is when a lender allows a property to be sold for less than the amount owed on the mortgage. In many cases, a lender would prefer to get what money they can on a house now rather than delay it for the future. Additionally, if they don’t allow the Short Sale, they could end up foreclosing on the property and then have to resell it themselves. Banks are in the business of making money off of loans, not owning real estate. Banks do not want to own real estate because it shows up on their books as a liability instead of as an asset. A bank does not want to foreclose on a property.
What does a Short Sale mean for a Seller?
A big difference between a short sale and a foreclosure is that in nearly every foreclosure the bank pursues the homeowner for the deficiency. The initial reaction to this problem is to file bankruptcy. A Short Sale may have some negative effects, but far less than a foreclosure or bankruptcy. Each bank has a different policy for dealing with short sales; the best case scenario is for the bank to forgive the deficiency.
To increase the odds of a successful transaction, the seller should use a team of professionals who are experienced with Short Sales to negotiate on their behalf. Dan Rochon is a Top Real Estate Agent In the Washington DC Metro Area. A bank will only consider a short sale when they have a written offer from a willing, able buyer to purchase the property, so the first step in this process is to find a buyer for the home. You do not have to be behind in your mortgage payments to request a short sale; you do have to prove that your home can not be sold for what you owe.
We have a full team to market, sell, and negotiate your short sale with the banks on your behalf. If you would like to see if we can help you with your situation, contact us for a free private consultation with our short sale specialist.

Dan & Traci continue to out perform their peers through skillful negotiating and a seamless integration throughout the home buying process.
As seller this is key when selling a house short. More importantly, as a buyer it generates confidence and certainty that your best interests are always at hand and poised to achieve the ultimate goal of homeownership.
Dan and Tracy have a great team for the needs of people that are going through short sales. I think that many people would be tempted to go with the oldest realtor with the most jewelry. I would not recommend this. I have never met Real estate team that works as hard for their customers as Dan’s team does. Many realtors would like to reproduce the effect. But I think that they fall short when it comes to having their team support them. Many realtors will try to get the cheapest painters, plumbers and engineers to get the job done. Doing so results in houses not closing when they are supposed to, or mamking claims on home warrantees (complete nightmare), or even causing more damage than was present before the short sale began.
If you want to actually take advantage of the shortsale market, use somebody who has a great team, Dan Rochon.
I hired Dan and Traci to short sale my house and was very happy with service that they provided and the outstanding customer service. I recommend them to anyone wants to buy or sell their home.
Thank you Dan and Traci
Dan – Works hard – gets the job done right! Super Realtor – took advantage of his professional team.
I have had the privilege of working with Dan and Traci, not only as a contractor on a professional level, but also on a personal level with a family member who purchased a home through Dan and Traci. I can tell you that from both sides of the coin, you will be hard pressed to find 2 people who actually care more about their clients then Dan and Traci. While this may sound cliche’, rest assured they work extremely hard to make sure that your needs are not only met, but exceeded. Traci took a lot of time and attention to detail in helping my brother-in-law find his first home. It was obviously important that it fit his budget, but didn’t lack in what he saw as both necessity, as well as what he actually wanted. She spent a lot of time going from house to house, in most cases actually driving him between properties, and in the end found the perfect property for him. As for Dan, I am fortunate to have had the opportunity to work with Dan in a professional setting, and have been inspired and driving in my own business just by watching his dedication to his industry, and more importantly, his clients!
